Nonprofit permitted to build 62K sf rehab facility in Bronx
The nonprofit Argus Community, on November 10, was given a permit for construction of a 62,028-square-foot substance abuse rehabilitation facility at 760 East 160th Street in Woodstock, the Bronx. The facility will have sleeping accommodations, although it is not clear how many.
The plans, pre-filed on January 7, 2019, call for the construction of a 60-foot tall, four-story building.
The project is described in the filings as: new four-story building with cellar, drug and alcohol rehabilitation facility, occupancy class I-1, zoning use group 3 – not-for-profit, philanthropic facility with sleeping rooms. Sub-division of tax lot to create two tax lots to be filed under separate application.
In November of 2018, the developer filed plans to sub-divide the tax lot 7 into two lots in order to facilitate the development.
Per the plans, the cellar of the building will have storage space. The ground floor will have a kitchen, dining area, counseling and administrative offices, laundry, and a multi-purpose room. The second floor will have sleeping accommodations, office space, lounges, and a group room. The third floor will have medical offices and therapy facilities. The fourth floor will have additional sleeping accommodations, counseling offices, and a recreation and exercise room.
Posen Architects will be in charge of the design.
