GA-based firm files plans for 201-unit building in SI, largest plans in borough this year
Georgia-based McKinley Homes, on October 26, filed a permit application for construction of a 201-unit, 150,482-square-foot mixed-use building at 560 Bay Street in Staten Island, Staten Island. Jinsong Yang, the president and CEO of McKinley Homes, filed the plans. This is the first project the company has filed in New York City, according to a PincusCo analysis of city Department of Building records.
The job is estimated to cost $52.66 million to complete.
The plans call for the construction of the most dwelling units in Staten Island this year, according to an analysis of new filings with the NYC Department of Buildings. Furthermore, since the start of 2016, there have only been plans for the construction of one building with more dwelling units. Those plans, filed in May of last year by BFC Partners, called for the construction of 247 units at a site just to the north at 475 Bay Street.
The two tax lots were purchased for a combined $13.7 million in two transactions, one in 2017 and the other in 2021. In both, the buyer was Staten Island Beach LLC, based in Great Neck.
McKinley Homes is a Georgia-based development firm that specializes in development and vertical construction. According to the company’s website, they have developed commercial and residential communities including townhome and single-family subdivisions, office buildings, apartment complexes, hotels, and multi-family highrises.
While the firm’s website names plans for the construction of two projects in Nassau County, these plans appear to be their first within the five boroughs of New York City. Jinsong Yang did not immediately respond to a request for comment.
The plans call for the construction of an 85-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number S00598425. The development site spans two tax lots.

The project is described in the filing as: propose eight-story mixed use new building.
Per the plans, the ground floor of the building will have medical office space and 27 dwelling units. Floors two through four will each have 36 dwelling units per floor, the fifth floor will have 31 dwelling units, the sixth floor will have 14 dwelling units, the seventh floor will have 12 dwelling units, and the eighth floor will have nine dwelling units. The cellar will have retail space and the sub-cellar will have a parking garage.
