MZS Realty Corp. files plans for 40K sf mixed-use building in Morrisania

MZS Realty Corp., on April 21, filed a permit application for construction of a 70-unit, 40,453-square-foot residential building at 414 East 152nd Street in Morrisania. Of the dwelling units, 44 are listed as residential apartments and 26 are listed as hotel rooms. Shaya Seidenfeld, owner of MZS Realty Corp., filed the plans.

The plans call for the construction of a 75-foot tall, eight-story mixed-use building.

The project is described in the filings as: proposed new eight-story and cellar mixed-use building.

Per the plans, the ground floor of the building will have a lobby, health care, facility, and 10 hotel rooms. The second floor will have 16 hotel rooms. Floors three through six will each have eight dwelling units per floor. Floors seven and eight will each have six dwelling units per floor. There will be laundry in the cellar.

Baobab Architects is listed as the architect.

No demolition plans have been filed and the lot is currently vacant.

An estimated completion date has not been announced.

The property was acquired with two other properties for $1.6 million on December 22, 2020.
