Extell files long-awaited plans for 670-key hotel in Midtown West

Gary Barnett’s Extell Development, on April 21, filed a permit application for construction of a 670-key 242,759-square-foot, mixed-use hotel building at 1710 Broadway in Midtown West, Manhattan. The owner representative in the filing was David Rothstein of Extell.
The developer purchased a 39 percent stake in site from C&K Properties for $247 million in late 2015.
The plans have been highly anticipated for years now. The developer originally planned to construct a 60-story hotel-condo tower at the site, which also includes 201 West 54th Street and 211 West 54th Street.
Years later, in 2018, it was reported the developer had changed plans and was now looking to sell off one of the lots in the ballpark of $200 million.
Then, in the 2019, Extell filed plans to demolish a 25,248-square-foot building at 201 West 54th Street, at the corner of Seventh Avenue, signaling it may be moving forward with the development plans.
The new hotel plans call for the construction of a 578-foot-tall, 54-story, mixed-use hotel building, and were filed with the New York City Department of Buildings under number M00486337. The development will occupy one tax lot.

According to the plans, the ground floor of the building will have retail space, an eating and drinking establishment, and hotel lobby. The second floor will have a grand ballroom and storage space. The third floor will have a junior ballroom, lounge, kitchen, and meeting room. The fourth floor will house mechanical equipment. The fifth floor will have a terrace, lounge, and kitchen. The sixth floor will have a fitness room and co-working center. The plans state that hotel rooms will occupy floors seven through 53. The plans make no comment of condo units, but several of the floors have only one room per floor, which is unique for a large hotel. The cellar will have additional retail space.
