Mt. Sinai permitted for $24.2M rehab of former Rivington House in LES to behavioral health facility

Mount Sinai, on June 2, was given a permit for a $24.2 million project which aims to convert the former Rivington House, an AIDS nursing home, to a 104,300-square-foot behavioral health facility at 45 Rivington Street in the Lower East Side, Manhattan.

Mount Sinai is a long-term net lease tenant for the building. In a complex deal, an anonymous buyer operating through the entity Kranken House, purchased the property from Slate Property Group, Adam America Real Estate, and China Vanke for $159.6 million in September of 2019.

Prior to the sale of the property, Mount Sinai signed a 32-year lease with Slate Property Group and its partners with options to extend for additional years and a purchase option.

The redevelopment plans, pre-filed on February 11, 2020, call for no change in size but a change in use of the 96-foot-tall, five-story building.

The project is described in the filings as: herewith filing for alteration type 1 as per plans. The initial cost as reported in the DOB filing for the work described in this permit application is $24,224,037.

Per the plans, the project will convert the building to a behavioral health facility with offices, treatment rooms, therapy rooms, staff and nurse rooms, and more.
