Mordechai Halberstam permitted for 16-unit expansion project in East Williamsburg

Mordechai Halberstam through Mor Rosen LLC, on August 1, received a permit for a project to add 16 units and over 14,000 square feet of space to a residential building at 16 Manhattan Avenue in East Williamsburg, Brooklyn.

Additionally, the project will combine two zoning lots into one zoning lot.

The plans, pre-filed on January 19, 2018, call for the increase in the size of the building from a 45-foot tall, four-story, 34,708-square-foot building with 32 residential units to a 72-foot tall, six-story, 44,488-square-foot building with 48 residential units. The initial cost as reported in the DOB filing for the work described in this permit application is $2,580,000.

The project is described in the filings as: vertical enlargement of existing building and combination to two zoning lots into one zoning lot and two tax lots.

Per the plans, there will be seven dwelling units per floor on the newly constructed fifth and sixth floors. The penthouse will have two dwelling units. The roof will have private terraces.
