Monadnock seeks certification for 265K sf mixed-use building in Gowanus

Monadnock Development, through 155 Third Street LLC, is seeking Chairperson Certification to facilitate the development of a 265,977-square-foot mixed-use building at 155 Third Street in Gowanus.

The developer seeks Chairperson Certification from the New York City Planning Commission pursuant to Section 139-51(g) of the New York City Zoning Resolution to allow the issuance of a
foundation permit by the Department of Buildings. The certification and subsequent permit would facilitate the development of a 22-story, 265,977-square-foot mixed-use building.

The building would be comprised of approximately 231,126-square-feet of residential space, with the remainder being used for commercial retail and other non-residential and Gowanus Mix Uses. The plans do not indicate the number of residential units in the building, although it is stated that 25% would be affordable under the Mandatory Inclusionary Housing Program.

The development site consists of Block 462, Lots 12 and 14. In addition to the building itself, the developer would also construct 11,205-square-feet of shore public walkway, supplemental public access areas and additional public access areas along the Gowanus Canal.
