53-unit mixed-use building planned for Sunnyside

The entity American Realty 50 to 51 LLC, on December 16, filed a permit application for construction of a 53-unit, 57,555-square-foot mixed-use building at 41-09 50th Street in Sunnyside, Queens.

The plans, pre-filed on December 16, 2020, call for the construction of a 76-foot tall, six-story mixed-use building. The owner representative on the filing was identified as Michael Siad.

The project is described in the filings as: proposed new sub-cellar, cellar, mezzanine and first through sixth floor and roof mixed-use retail/residential dwelling.

Per the plans, the sub-cellar will have parking for 54 cars. The cellar will have retail stores and a supermarket. The ground floor will have nine dwelling units, while the mezzanine will have a residential lobby. Floors two through five will each have nine dwelling units per floor, the sixth floor will have eight dwelling units and terraces. The roof will provide a recreation space.

Bricolage Design Associates will be in charge of the design.

Demolition plans have not yet been filed.

The property was acquired for $8.8 million on October 31, 2014.
