53-unit mixed-use building planned in Boerum Hill
Martin Joseph of Metropolitan Realty Exemptions, on December 16, filed a permit application for construction of a 53-unit, 46,985-square-foot mixed-use building at 52 4th Avenue in Boerum Hill, Brooklyn.
The plans call for the construction of a 95-foot tall, nine-story mixed-use building with 53 residential units.
The project is described in the filings as: new building proposed, nine-stories, cellar and roof, total of 53 dwelling units and commercial on first floor.
Per the plans, the ground floor of the building will have a community facility, residential lobby, and retail space. The second floor will have five dwelling units, recreation space, and a public roof terrace. Floors three through eight will each have seven dwelling units per floor, while the ninth floor will have six dwelling units.
Gertler & Wente Architects LLP will be the architect.
Demolition plans were filed on December 9, 2020, for the three-story building on the property.
