Metropolitan Realty Exemptions Inc. files plans to convert four-story building to 110-unit building in East Harlem

Metropolitan Realty Exemptions Inc., on June 14, filed plans for a project to convert a four-story building to an eight-story building with 110 dwelling units at 1751 Park Avenue in East Harlem, Manhattan. The project will increase the size of the building from 47,500-square-feet to 114,500-square-feet. Yitzchok Joseph filed the plans.

The plans call for the increase in size of the building from a 58-foot tall, four-story building with no dwelling units to a 74-foot tall, nine-story building with 110 dwelling units. This was filed with the New York City Department of Buildings under job number M00755076.

The project is described in the filing as: application filed herewith to convert existing building and vertically enlarge to a total of 12-story building.

Per the plans, the ground floor of the building will maintain a lobby and bakery. The second floor will continue to be used as a pre-school. Floors three and four will be converted from office space to residential space, with 11 dwelling units on each floor. Newly constructed floors five through nine will each have 11 dwelling units per floor.

The property was acquired with six other properties for $499,110 on October 21, 2005.
