Express Builders files plans for 562-unit resi building, most units in Soundview in 12 months

Joel Braver’s Express Builders, on June 14, filed a permit application for construction of a 562-unit, 293,303-square-foot residential building at 1580 Story Avenue in Soundview, Bronx.

The developer filed nearly identical plans at the site back in June of 2019. The plans were never permitted but are still active. It is unclear why the developer is filing the plans again. Joel Braver did not immediately respond to a request for comment.

The plans call for the construction of a 197-foot-tall, 19-story building and were filed with the New York City Department of Buildings under job number X00756455.

The project is described in the filing as: proposed 19-story residential building.

Per the plans, the ground floor of the building will have a residential lobby and 26 dwelling units. The second floor will have 26 dwelling units, floors three through 19 will each have 30 dwelling units per floor. The cellar will have parking for 290 cars and additional parking outside of the building for another 292 cars.

The architect listed is Newman Design Architects PLLC.

The property was acquired for $18.5 million on January 15, 2019.
