McSam Hotel Group files demo plans for 34K sf garage ahead of 103-key hotel in Chinatown
Sam Chang’s McSam Hotel Group, on September 27, filed a permit application for the demolition of a 34,800-square-foot garage at 62 Mulberry Street in Chinatown.
These are the first demolition plans filed in the neighborhood so far this year.
Last summer, the developer filed a permit application for construction of a 103-room, 28,853-square-foot hotel building at the site.
According to the plans, the cellar of the building will have three hotel rooms, an exercise room, break room, and pantry. The ground floor will have four hotel rooms, a community facility, and reception area. Floors two through 13 will each have eight hotel rooms.
The plans have not received construction permits and were marked disapproved on August 23. The developer has not filed new plans yet.
The plans call for the demolition of an eight-story building.
The project is described in the filings as: full demolition of an eight-story parking garage, using handheld and partial mechanical.
The property was acquired for $18.8 million on July 24, 2019, and Chang obtained a $14 million acquisition loan at the time.
Last summer the developer also filed a permit application for construction of a 169-key, 50,000-square-foot hotel building at 777 Eighth Avenue in Midtown West. While the plans have not been permitted yet, they were marked as approved on April 29 of this year.
