Stagg Group files plans for 92-unit mixed-use building in Longwood Melrose

Mark Stagg’s Stagg Group, on September 28, filed a permit application for construction of a 92-unit, 62,566-square-foot mixed-use building at 4180 Carpenter Avenue in Longwood Melrose, Bronx.

The plans call for the construction of the second most residential dwelling units in the neighborhood so far this year. Just two weeks earlier, Silverback Development, on September 15, filed a permit application for construction of a 197-unit, 151,663-square-foot mixed-use building at 586 Gerard Avenue in the Longwood Melrose, the largest plans of the year there.

The plans call for the construction of a 53-foot-tall, five-story building and were filed with the New York City Department of Buildings under job number X00599800.

Below are zoning diagrams of the project from the plans.

The project is described in the filing as: erection of five-story mixed-use building of residential and community facility.

Per the plans, the ground floor of the building will have laundry, parking space and a gym. Floors two through five will each have 23 dwelling units per floor. The cellar will have a lobby, school, and more parking.

The architect listed is Marin Architects, P.C.

The property was acquired with five other properties for $2.7 million on February 3, 2011.
