Marx Development Group files plans for 52K sf mixed-use building in Douglaston

David Marx of Marx Development Group, on January 24, filed a permit application for construction of a 15-unit, 52,188-square-foot building at 242-22 61st Avenue in Douglaston, Queens. The plans were filed through Atria Builders, LLC, one of the development arms of Marx Development Group.

Back in 2019, it was reported that the developer was looking to sell the site for roughly $45 million. According to one report, the site could be used for a residential development spanning up to 110,000 square feet or a community facility spanning up to about 250,000 square feet.

The plans call for the construction of a 30-foot-tall, two-story building and were filed with the New York City Department of Buildings under job number Q00643563. The development site spans one tax lot.

The project is described in the filing as: new two-story and four sub-level multi-family residential and ambulatory health care facility building.

Per the plans, the ground floor of the building will have 15 dwelling units, health care space and residential lobbies. Floors two and three will have amenity space. The cellar will have health facility rooms, and the sub-cellar will have parking.
