Manny Ashourzadeh files plans for 85-unit mixed-use building in Alphabet City

Manny Ashourzadeh through the company Golbar LLC, on March 11, filed a permit application for construction of a 85-unit, 62,200-square-foot mixed-use building at 746 East 5th Street in the Alphabet City area of Manhattan.

These are the largest, and only the second total, new building plans filed in the neighborhood in the previous 12 months

The plans call for the construction of a 125-foot-tall, 13-story building and were filed with the New York City Department of Buildings under job number M00694696. The development site spans several tax lots.

The project is described in the filing as: affordable housing job. Proposed one new 13-story mixed-use building with 85 dwelling units includes 15 inclusionary housing units, commercial.

Per the plans, the ground floor of the building will have retail space and a residential lobby. Floors two through 10 will each have eight dwelling units per floor, floors 11 and 12 will each have five dwelling units, and the 13th floor will have three dwelling units. There will be terraces on floors two and 11. The roof will have indoor and outdoor recreation spaces.

The architect listed is Gerald Caliendo Architects.

The property was acquired for $703,000 on January 18, 2012.
