$15M condo plan filed with 13 commercial units in Sunset Park

On March 2, investors under the name 53 St United LLC submitted a condominium plan for 13 commercial units at 849 53rd Street in the Sunset Park neighborhood of Brooklyn.

The condo plan, CD220051, has a current price of $15,065,000 listed with the New York State Attorney General. Meiyun Chen, Jiang Baoen, and Chunsheng Liang are all listed as the principals of the sponsor.

The developer purchased the site for just north of $1.3 million in October of 2016.

Meiyun Chen is listed as the principal on a series of other condominiums as well, the most expensive of which is the Parsons Tower Condominium at 71-66 Parsons Boulevard in the Kew Gardens Hills neighborhood of Queens. The building has a current sellout price of $36.2 million. The other two principals are not listed as the principals.

Jiang Baoen filed new building plans with the NYC DOB on February 28, 2017, calling for the construction of a 70-story, seven-story, 18,764-square-foot health care building at the site.

Per the plans, the ground floor of the building will have daycare facility and a lobby. Floors two through seven will be used for healthcare facility space. The roof will have terraces.
