Lonicera Partners files plans for 290-unit mixed-use building in Downtown Brooklyn
Lonicera Partners, on December 30, filed a permit application for construction of a 290-unit, 227,976-square-foot building at 55 Willoughby Street in Downtown Brooklyn. John Evans, a principal at the firm, filed the plans.
Back in September the developer filed a permit application for construction of a 314-unit, 244,085-square-foot mixed-use building at 15 Hanover Place, also in Downtown Brooklyn.
Last week, the developer closed on another piece of an assemblage, for $4.5 million, a few blocks south in Downtown Brooklyn, on Livingston Street.
In 2021 there were five new building plans filed in the neighborhood. While there were not many plans filed, the plans called for the construction of 1,432 new dwelling units in the neighborhood, the third most of any Brooklyn neighborhood.
The new plans call for the construction of a 376-foot-tall, 38-story building and were filed with the New York City Department of Buildings under job number B00645411. The development site spans two tax lots.
The project is described in the filing as: high-rise new building. New 38-story building.
Per the plans, the ground floor of the building will have retail space. Floors two through eight will each have eight dwelling units per floor, the second floor will also have a terrace. The ninth floor will have six dwelling units, floors 10 through 37 will each have eight dwelling units per floor, the 38th floor will have six dwelling units, and the 39th floor will have a terrace.
