Lonicera Partners files plans for 314-unit mixed-use building in Downtown Brooklyn
Lonicera Partners, on September 21, filed a permit application for construction of a 314-unit, 244,085-square-foot mixed-use building at 15 Hanover Place in Downtown Brooklyn. John Evans, a principal at the firm, filed the plans.
Lonicera Partners is a Downtown Brooklyn based real estate investment and development company founded in 2010. According to city records, the largest of the five tax lots that make up the site is owned by the Lieberman Group. It is possible that Lonicera has acquired the parcel, signed a lease or executed a joint venture, but as of publication it was not known what interest they held in Lot 3. John Evans did not immediately respond to a request for comment.
Lonicera bought an adjacent parcel in July for $12.75 million. The three other parcels are owned by other companies, as of the latest Acris records available.
The plans call for the construction of a 348-foot-tall, 34-story building and were filed with the New York City Department of Buildings under job number B00588594. The development site spans five tax lots.
The project is described in the filing as: application to be assigned to HUB per Consultation meeting on 9/9/2021. Construction of a new 34-story mixed-use building.
According to the plans, the ground floor of the building will have multiple retail spaces, a residential lobby, and amenity space. The second floor will have parking for 63 cars. The third floor will have amenity space and a terrace. Floors four and five will each have nine dwelling units per floor, floors six through 24 will each have 11 dwelling units per floor, the 25th floor will have five dwelling units, floors 26 through 32 will each have 10 dwelling units per floor. Floors 33 and 34 will each have six dwelling units and amenity spaces. The roof will have a terrace and the cellar will have a fitness room, game lounge, kid’s room, and yoga studio.
The architect listed is Fogarty Finger Llc.
