Longfellow files plans for $7.9M HVAC modification at life-science redevelopment site in LIC

Longfellow, on June 20, filed plans for a $7.9 million project relating to HVAC modifications at the life-science redevelopment at 43-10 23rd Street in Long Island City, Queens,

Longfellow partnered with Sculptor Capital Management to buy the 151,180-square-foot building for $92.5 million from Kassabian Realty on December 30, 2021. Following the acquisition, plans were revealed to redevelop the building into a 208,000-square-foot lab and research facility. Renderings of the proposed development can be seen below.

The plans call for HVAC modifications and were filed with the New York City Department of Buildings under job number Q00728275.

The project is described in the filing as: HVAC modifications to the core/shell infrastructure of the building as per plans filed herewith. No change in use, occupancy or egress.
