L+M permitted for 171-unit mixed-use building in Central Harlem

L+M Development Partners, on April 2, was given a permit for construction of a 171-unit, 357,425-square-foot mixed-use building at 126 West 126th Street in Central Harlem. Lisa Gomez, chief operating officer and partner at L+M, filed the plans.

The permit was a plumbing permit, the developer received new building and foundation permits in February.

The National Urban League, a nonpartisan civil rights organization, and Empire State Development Corporation, the umbrella organization for New York’s two principal economic development public-benefit corporations, are both involved with the development. According to the developer’s website, the project is structured as a ground lease with the Empire State Development Corporation.

The plans, pre-filed on June 27, 2019, call for the construction of a 205-foot tall, 18-story mixed-use building.

The project is described in the filings as: a new 18-story mixed-use building. NUL (National Urban League). ESD (Empire State Development).

The ground floor will have residential and office lobbies, a super’s office, a lobby for National Urban League, loading docks, and multiple retail spaces. The second floor will have additional retail space and storage. The third floor will have office space for NUL. The fourth floor will have office space, a terrace, and a NUL museum. Floors five and six will both have office space, while the sixth floor will also have a terrace. A Trader Joe’s and a Target will occupy the retail spaces.

The seventh floor will have a residential terrace, fitness room, laundry room, amenity space, lounge, 11 dwelling units, and a management office. Floors eight through 17 will each have 16 dwelling units per floor. A portion of the units will be reserved for youth aging out of foster care.
