L+M files plans for $11.2M build-out for charter school in East Harlem resi building

L+M Development Partners, on December 22, filed a permit application for a $11.2 million build-out, for tenant Harlem Children’s Zone charter school, of two floors and the cellar and roof of a residential building at 60 East 112th Street in East Harlem.

The Harlem Children’s Zone (HCZ) is a nonprofit organization for children and families with low-incomes living in Harlem.

The building is part of a 100 percent affordable housing complex in East Harlem called Sendero Verde. When fully complete, the complex will have nearly 700 units of affordable housing, community and social service space, a school, open public space, community gardens and neighborhood retail.

L+M is developing the project along with Jonathan Rose Companies and Acacia Network. The partners received $223 million in financing for Phase One of the project in July of 2019.

The plans call for work on the cellar, roof, and floors one and two of the 199-foot tall, 15-story building.

The project is described in the filings as: general construction as shown on plans filed herewith for HCZ charter school tenant spaces. No change to use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $11,236,970.

Mitchell Giurgola Architects LLP is the architect named.
