L&L permitted for $19.3M build-out including for Citadel at 425 Park Ave
L&L Holding Company, on May 10, was given permits for two build-out projects totaling $19.3 million in work at 425 Park Avenue in the Plaza District. A portion of the work is for Citadel Enterprises “diagrid floor and mezzanine” space, which the New York Post reported in 2019 was on the 12th to 14th floors.
The developer recently received a TCO for the 511,538-square-foot, 892-foot tall, 41-story, office building, nearly seven and a half years after the plans were filed.
Last year L&L filed several large build-out plans at the building, including plans for a $72 million multi-floor build-out.
The first plans, pre-filed on June 4, 2020, call for work on floors seven through nine of the 892-foot tall, 42-story building.
The project is described in the filings as: general construction on 7th thru 9th floor construction (12,14,15 fl marketing) as plans filed herewith. No change in use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $15,181,240.
HLW is listed as the architect.

The second plans, pre-filed on June 4, 2020, call for a rehab of the 40th floor of the 892-foot tall, 42-story building.
The project is described in the filings as: general construction on the 40th floor construction (46th floor marketing) as plans filed herewith. No change in use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $4,101,231.
HLW is also listed as the architect.
In February the developer was given a permit for a $32.9 million built-out of eight floors of the building.
