MAG files plans for $25.8M of structural work related to 480-unit development in Chelsea
MaryAnne Gilmartin’s MAG Partners filled plans, M00303251-I1, for a $25.8 million project related to structural work of an under-construction mixed-use development at 241 West 28th Street in Chelsea.
The plans are described in the filing as: installation of new structural beam, columns and framing on cellar, floors one through 22 and the roof. No change in use, occupancy or egress. In conjunction with NB job 121206140.
In September of 2019, the developer filed plans calling for construction of a 235-foot tall, 22-story, 351,240-square-foot mixed-use building at the property. Gilmartin and L&L Holding through a joint venture called L&L MAG signed a long-term lease in 2018 for the parcel, but subsequently Gilmartin and L&L dissolved the partnership and Gilmartin keep the project with equity partners Atalaya, Safanad and Australian investor Qualitas, according to the Commercial Observer.
Cook + Fox Architects is listed as the architect for the new building.
The plans were permitted in October of 2020.
