L&L finishes $2M Flatiron rehab, gets permit for $4.9M Times Square rehab

L&L Holding Company completed a $2 million rehabilitation of a Flatiron building and was issued a permit for a $4.9 million Times Square rehab.

In the first, L&L on July 28, formally completed a $2 million rehab of an office building at 150 Fifth Avenue in Flatiron.

The plans, pre-filed on November 1, 2017, called for a rehab of all floors of the 110-foot tall, 11-story building. The time from pre-file to completion was two years and nine months.

The project is described in the filings as: means and methods for partial demolition as per plans filed herewith. Filed in conjunction with Alt 1, # 122700292. The initial cost as reported in the DOB filing for the work described in this permit application is $2 million.

The rehab was filed in conjunction with L&L’s $18.26 million enlargement plan for the building, pre-filed in July of 2016. Those plans have been permitted but not completed.

The day after marking their 2017 rehab as complete, L&L was given a permit for a $4.9 million project at their TSX Broadway joint venture development site at 1568 Broadway in Times Square.

The plans, pre-filed on February 3, 2017, called for the installation of a sprinkler/standpipe system in the 544-foot tall, 46-story, building.

The project is described in the filings as: filing herewith installation of sprinkler/standpipe system in conjunction with Alt 1 application #121191236. The initial cost as reported in the DOB filing for the work described in this permit application is $4,927,376.

The project was filed in conjunction with the $179.7 million redevelopment project at the site, which L&L is undertaking in partnership with Fortress Investment Group and the Nederlander Organization.

When completed, there will be a new 550,000-square-foot, 46-story tower with retail space and a 669-key luxury hotel occupying the property. The construction costs for the entire project are estimated to be around $2.5 billion.
