Liberty One Group’s homeless shelter issued TCO following $2.9M conversion in Parkchester
David Levitan’s Liberty One Group, on July 28, was issued a temporary certificate of occupancy for a $2.9 million project to convert a 23,739-square-foot automotive repair shop to a homeless shelter with office space at 2008 Westchester Avenue in Parkchester.
The plans, pre-filed on November 7, 2018, call for a change in use of the 26-foot tall, 2-story, building, as well as to add 12 residential units. The time from pre-file to TCO was one year and eight months.
The project is described in the filings as: application filed to convert the automotive repair shop to office and lodging house as per plans filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $2,944,000.
The plans indicate the ground floor of the automotive repair shop will be converted to offices, an office lounge, a security room, four sleeping rooms with 56 beds, a kitchen and dining area that can be occupied by up to 160 individuals. The second floor conversion will add eight more sleeping rooms with a total of 129 beds.
The work will be done by IMC Architecture per the application.
The property was acquired for $4.3 million on January 23, 2018.
