Lightstone files plans for two-tower, 710-unit mixed-use building in Mott Haven
The Lightstone Group, on October 13, filed a permit application for construction of a 710-unit, 566,212-square-foot mixed-use building at 355 Exterior Street in Mott Haven, the Bronx.
The plans call for the construction of a 400-foot tall, 43-story mixed-use building.
The project is described in the filings as: to erect new multi-story, multi-family building with two retail spaces, 710 class A dwelling units and accessory enclosed parking and open parking for 30 motor vehicles.
According to the plans, the development will consist of a north and south tower. However, the Schedule A does not break out some of the lower floors by tower. The lobby will have a dog spa, mail room, and several retail spaces. The second floor will have eight dwelling units. The third floor will have a basketball/exercise space, and nine dwelling units located in the north tower. The fourth floor will have a kids room, game room, karaoke room, bowling, artist workshop, gallery, screening room, laundry room, conference rooms, pool, and 15 dwelling units. The fifth floor will have a yoga and exercise area, pool, bar and lounge, and six dwelling units.
Floors six through 15 will each have 27 dwelling units. Floors 16 through 26 in the south tower will each have 10 dwelling units per floors, while floors 16 through 26 in the north tower will 130 total dwelling units. Floors 27 through 37 in the north tower will each have 12 dwelling units, while floors 38 through 40 in the north tower will each have 10 dwelling units. The building will have a total of 341 enclosed parking spaces, and 30 open parking spaces.
Hill West Architects is listed as the architect.
Demolition plans were filed in September of 2019 for the single-story structure on the property.
In 2019, the developer purchased two adjacent development sites at 355 and 399 Exterior Street for $59 million. By combining the sites, the developer had access to potentially develop up to a 600,000-square-foot residential building under current zoning regulations, according to an article at the time.
