City agency roundup: HPD permitted for $2.8M project, SCA finishes $3.4M rehab
The New York City Department of Housing Preservation and Development, on October 15, was given a permit for a $2.8 million project that will merge two buildings at 138 West 117th Street and 140 West 117th Street in Central Harlem.
According to the plans, the project will cut 60 percent of the dwelling units in a 20,054-square-foot residential building at 138 West 117th Street.
The plans, pre-filed on October 9, 2019, call for no change in size but a change in use of the 55-foot tall, five-story, 20,054-square-foot building.
The project is described in the filings as: substantial renovation and merger of existing five-story and cellar walk up apartment buildings at 138 West 117th Street and 140 West 117th Street. Fire alarm and separate trades under separate filings. The initial cost as reported in the DOB filing for the work described in this permit application is $2,808,023.
According to the plan’s Schedule A, the 12 ground floor dwelling units will be reduced to four. Floors two and three will go from eight dwelling units to six, while floors four and five will go from eight dwelling units to five.

The New York City School Construction Authority, on October 15, completed a $3.4 million rehab of several floors of a building at 1007 Evergreen Avenue in Soundview.
The plans, pre-filed on March 24, 2017, call for a rehab of the roof and all floors of the 38-foot tall, three-story, building.
The project is described in the filings as: filed herewith are the following general items of work: asbestos abatement, window replacement, full window wall replacement, act ceiling tile replacement. No change to egress occupancy or use. The initial cost as reported in the DOB filing for the work described in this permit application is $3,420,390.
NYC SCA was also listed as the architect for the project.
