Lay Assets files plans for 75-unit mixed-use building in Midwood
Eddie Yair’s Lay Assets, under 1775 Coney Island LLC, on January 12, filed a permit application for construction of a 75-unit, 59,559-square-foot mixed-use building at 1775 Coney Island Avenue in Midwood. Eddie Yair filed the application.
The developer acquired the property from Henry A. Alpert’s Spartan Petroleum Corp for $4.5 million on November 17, 2020. At the time of purchase, PincusCo reported the parcel had a total development potential of 59,960 square feet.
The plans, pre-filed on January 12, 2021, call for the construction of a 85-foot tall, eight-story, mixed-use building.
The project is described in the filings as: proposed new eight-story, commercial and 75 residential dwelling units.
The ground floor of the building will have a laundry room, residential lobby, one dwelling unit, and commercial office space, per the plans. The second floor will have 10 dwelling units, a recreation room, and a roof terrace. Floors three through seven will each have 11 dwelling units per floor, while the eighth floor will have nine dwelling units and terraces. The building will also have off street parking space for 39 cars.
Studio Gallos is listed as the architect.
Demolition plans have not been filed for the gas station which currently occupies the property.
An estimated completion date has not been announced.
