Joyland Group is fully permitted for $3.8M project to convert office to 62K sf school in Tremont

Joyland Group, with Konstantin Gubareff as the filing representative, on August 26, was given a permit for a $3.8 million change in use of an office building at 1910 Arthur Avenue in Tremont.

The plans, pre-filed on September 23, 2019, call for a slight decrease in the size of the square footage of the building from 67,350-square-feet to 62,506-square-feet. However, the plans indicate the height and number of stories will remain the same, at 101-feet tall and nine-stories.

The project is described in the filings as: alteration type 1 application, conversion within existing nine-story + penthouse + cellar building. Proposed school use. The initial cost as reported in the DOB filing for the work described in this permit application is $3,780,000.

The ground floor of the building will be converted from stores, offices, a cigar stand, and a restaurant to a kitchen, lobby, reception area, offices, and cafeteria, according to the plans. Office space on the upper floors will be converted to classrooms with office space, as well as a gymnasium on the eighth floor.
