JVP Management submits condo plan with 131 units in UWS

On September 14, a condominium plan was submitted by JVP Management for 131 residential units and one commercial unit at 250 West 96th Street in the Upper West Side of Manhattan.

The condo plan, CD210266, does not have a sellout price listed with the New York State Attorney General. Van Nguyen is listed as the principal and John Illuzzi is listed as the authorized agent.

In January of last year, Illuzzi filed new building plans with the NYC Department of Buildings calling for the construction of a 235-foot tall, 23-story, 276,578-square-foot mixed-use building with 131 dwelling units at the property. The DOB plans have the address of 2551 Broadway.

Per the plans, the ground floor of the building will have retail space. The second floor will have residential space and terraces, along with seven dwelling units. Floors three through 14 will each have seven dwelling units per floor, floors 15 through 21 will each have five dwelling units per floor, while the 22nd floor will have three dwelling units and terraces. The 23rd floor and roof will have additional terraces. Amenities in the cellar and sub-cellar include a pool, lounge, teen room, kid’s room, dining room, music room, terrace, exercise room, spa, basketball court, spa and sauna, and dog cleaning room.

Stephen B. Jacobs Group is listed as the architect

The plans were permitted in June of last year.

The developer acquired the site in 2019 from Extell Development.
