Plans filed for LIC tower with 96 hotel rooms, 25 apartments, fourth NB planned at site since 2005
Judy Chang through the company Royal One Real Estate II, LLC, on February 25, filed a permit application for construction of an 82,941-square-foot building with 96 hotel rooms and 25 apartments, at 25-10 42nd Road in Long Island City, Queens.
These are the fourth new building plans filed at the site since 2005. None of the previous three, two of which called for hotels, were ever completed. In 2005 plans were filed for a residential building, followed by plans for a 180-key hotel in 2008, and finally plans for a 175-key hotel in 2019.
The property was looked at along with eight others in an analysis of 3,000 delayed Queens hotel rooms in July of 2020 by PincusCo.
The plans call for the construction of a 108-foot tall, 11-story hotel.
The project is described in the filings as: proposed 11-story mixed-use building of 96 transient hotel rooms and 25 residential apartments with retails store at ground floor as shown on drawings filed herewith.
According to the plans, the ground floor of the building will have a hotel lobby and residential entrance. The second floor will have a spa, stores, and office space. Floors three through six will each have 24 hotel rooms per floor. The seventh floor will have a hotel pool. Floors eight through 10 will each have eight apartments per floor, while the penthouse will have one dwelling unit.
S & S Architectural Design is listed as the architect.
The property was acquired with four other properties for $12.5 million on August 25, 2016.
