Joey Araman files plans to build 23 units on resi building in Flatbush

Joey Araman through the company J.S.S. of Clarendon LLC, on February 1, filed plans for a project for a vertical enlargement of a retail building, in the form of 23 residential units, at 2184 Clarendon Road in Flatbush, Brooklyn. The project will increase the size of the building to roughly 25,235-square-feet.

The initial cost for the project is currently listed at $3.2 million.

The plans call for the increase in size of the building from a 20-foot tall, one-story, commercial building to a 70-foot tall, seven-story, mixed-use building with 23 dwelling units. This was filed with the New York City Department of Buildings under job number B00664043.

The project is described in the filing as: Proposed vertical enlargement of existing commercial building to include residential use on second through seventh floors.

Per the plans, part of the ground floor of the building will remain retail, while the remaining portion will be converted to a residential lobby and community facility office space. The second floor will have four dwelling units and a terrace. Floors three through six will each have four dwelling units per floor, while the seventh floor will have three dwelling units.

The architect listed is Z Architecture PLLC.

The property was acquired for $568,000 on August 17, 2004.
