Joel Weiss files plans for 104-unit mixed-use building in Park Slope

Joel Weiss through the company 35 Holdings LLC, on October 1, filed a permit application for construction of a 104-unit, 79,715-square-foot mixed-use building at 375 Dean Street in Park Slope. The property has an alternate address of 35 4th Avenue. Joseph Brunner’s Bruman Realty acquired the property for $25 million on May 28, 2014, it appears the developers are working together on the new building.

The plans call for the construction of a 125-foot tall, 12-story mixed-use building..

The project is described in the filings as: proposing new 12-story and cellar mixed-use building.

The building will have a 4,995-square-foot residential library in the cellar, according to the plans. The ground floor will have a residential lobby and retail space. The plans indicate that the building’s commercial space will span 8,791-square-feet. The second floor will provide parking for 39 vehicles. Floors three through five will each have 18 dwelling units, seven units on the third floor will have private terraces. The sixth floor will have five dwelling units, a reading/office lounge, and two recreation spaces totaling 3,284-square-feet. Floors seven through nine will each have nine dwelling units, while floors 10 through 12 will each have six dwelling units. Four of the 10th floor units will have private terraces and one of the 11th floor units will have a private terrace.

S. Wieder Architects is listed as the architect on the filing.

Demolition plans were filed last month for the two-story commercial building occupying the site. The plans are currently awaiting permits.

An estimated completion date has not been announced.

Weiss and Brunner have worked together in the past. For example, the developers received a TCO for their 90-unit, 73,848-square-foot mixed-use building at 1056 Manhattan Avenue in Greenpoint last month.
