Matrix receives TCO for 975K sf warehouse, part of 3.5M sf park with Amazon as tenant
Matrix Development Group, on October 2, was issued a temporary certificate of occupancy for construction of a 975,000-square-foot storage building at 526 Gulf Avenue in Staten Island. The building is part of a four-building assemblage named the Matrix Global Logistics Park which totals around 3.5 million square feet and spans hundreds of acres.
The plans, pre-filed on April 22, 2019, call for the construction of a 47-foot tall, one-story storage building. The time from pre-file to TCO was one year and six months.
The project is described in the filings as: filing to erect a one-story commercial storage building.
The single-story warehouse also has office space, per the plans filed.
The three other buildings in the complex, with addresses 586 Gulf Avenue, 546 Gulf Avenue, and 566 Gulf Avenue, have all received TCOs.
IKEA leased up the 975,000-square-foot warehouse at 586 Gulf Avenue, which was designed to facilitate their same day direct-to-consumer e-commerce operations.
E-commerce giant Amazon leases the other two buildings. The 855,000-square-foot warehouse at 546 Gulf Avenue, is currently home to Amazon’s $100 million Fulfillment Center. The smaller 450,000-square foot structure at 566 Gulf Avenue is currently used as a delivery station to streamline deliveries to local residents.
The developer has recently installed solar panels on the warehouses in the complex, including a $3.6 million project at 526 Gulf Avenue in August and NYC’s most expensive single-building solar panel filing ever when it was filed, at Amazon’s 546 Gulf Avenue last year.
According to Matrix Development Group’s website, 526 Gulf Avenue’s 975,000-square-foot storage building has not been leased.
