Maxim Properties files plans for 95K sf mixed-use building in Elmhurst
David Krinsky’s Maxim Properties, on October 1, filed a permit application for construction of a 104-unit, 95,094-square-foot mixed-use building at 40-16 76th Street in Elmhurst.
The plans call for the construction of a 120-foot-tall, 12-story mixed-use building.
The project is described in the filings as: proposed new 12-story building; retail, community facility, and non-profit institutions with sleeping accommodations and accessory offices.
The cellar of the proposed development will have storage space, a workshop, laundry room, and office space, according to the plans. The ground floor will have retail space, a residential lobby, an office lobby, a reception area, and a mail room. The second and third floors will be occupied by medical facility office space, while the fourth floor will be used for offices related to the building’s non-profit institution with sleeping accommodations. The sleeping accommodations will occupy floors five through 12, with 13 units each per floor.
Think Architecture & Design is listed as the architect for the project.
The property was acquired for just shy of $9 million on December 22, 2015.
No demolition plans have been filed yet at the property.
An estimated completion date has not been announced.
