Joel Friedman files plans for seven-story resi building at recently purchased East Williamsburg parcel
Joel Friedman, on July 26, filed a permit application for construction of a three-unit, 7,965-square-foot residential building at 659 Flushing Avenue in East Williamsburg, Brooklyn.
The plan call for the construction of a 70-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number B00564644. The development site spans one tax lot.
The project is described in the filing as: proposed new seven-story and cellar residential building.
According to the plans, the ground floor of the building will have a residential lobby and the lower half of one duplex unit. The second floor will have the upper half of a duplex unit. Floors three and four and five and six will each have a duplex unit split between the floors. The scope of work does not mention the seventh floor.
The architect listed is Nikolai Katz Architect.
The property was acquired for $2 million on April 19, 2021.
A recent PincusCo analysis found that East Williamsburg was among the most active neighborhoods for new development in the first half of 2021. Other significant developments include five plans filed by Simon Dushinsky’s Rabsky Group at a site which was purchased for $12.8 million in 2012 from Pfizer. Together, the plans call for the construction of 360 residential units and 672,000 square feet of new construction. The buildings have the addresses of 352 Wallabout Street, 342 Wallabout Street, 330 Wallabout Street, 322 Wallabout Street, and 11 Gerry Street.
