Jiashu Xu files plans for 66-unit mixed-use building with retail in LIC
Chris Jiashu Xu’s United Construction & Development Group filed a permit application for construction of a 66-unit, 72,085-square-foot mixed-use building at 46-30 21st Street in Long Island City, Queens.
The plans call for the construction of a 95-foot tall, nine-story mixed-use building, and were filed with the New York City Department of Buildings under number Q00479380. The development will occupy one tax lot.
The project is described in the filing as: propose nine-story new mixed-use building.
According to the plans, the ground floor of the building will have a lobby, recreation space, and parking for 23 cars. The second floor will have eight dwelling units, and indoor and outdoor recreation spaces. Floors three through five will each have 10 dwelling units per floor, the sixth floor will have nine dwelling units, floors seven and eight will each have seven dwelling units, and the ninth floor will have five dwelling units. The cellar will have retail space and residential accessory space.
Lu Ning Architecture, PLLC is listed as the architect.
The estimated job cost is listed as $7.2 million.
The property was acquired for $13 million on December 28, 2020. The developer purchased the building from Jerry Offenberg’s 46-30 21 St LLC with Highcap Group’s Rodney Nassimian and Josh Goldflam as brokers.
