Franc Gjini files plans for 55-unit resi building in Morrisania

Franc Gjini through the company 2625 Grand Avenue Corp., on April 11, filed a permit application for construction of a 55-unit 41,472-square-foot residential building at 3418 Third Avenue in Morrisania, the Bronx.

In the project description and scope of work the developer indicates the building will be seven-stories, however, the zoning information indicates the building stories as defined in the building code is nine.

The plan call for the construction of a 55-unit, seven-story residential building, and were filed with the New York City Department of Buildings under number X00499929. The development will occupy two tax lots.

The project is described in the filing as: New seven-story residential building.

Per the plans, the ground floor of the building will have a lobby and health care facility. Floors two and three will each have eight dwelling units per floor, while floors four through seven will each have seven dwelling units per floor.

Fred Geremia Architects & Planners is listed as the architect.

The estimated job cost is listed as $7.7 million.

The property was acquired with two other properties for $850,000 on March 5, 2020.
