Jianfei Chen files plans for 202-key mixed-use hotel with 150 resi units in Flushing

Jianfei Chen, on June 9, filed a permit application for construction of a 204,163-square-foot mixed-use building with 202 hotel units and 150 residential units at 133-25 37th Avenue in Flushing, Queens.

Gary Tsan and Jianfei Chen acquired the property, along with two others, for $58.5 million on February 20, 2020.

The plans call for the construction of a 167-foot tall, 16-story mixed-use building, and were filed with the New York City Department of Buildings under number Q00523537. The development site spans one tax lot.

The project is described in the filing as: construct new 16-story mixed-use building: commercial (retail, hotel), community facility, and residential uses. Obtain new certificate of occupancy.

According to the filing the ground floor of the building will have a hotel lobby, office, lounge, retail stores, a retail lobby, and a residential lobby. The second floor will have indoor and outdoor recreation spaces, as well as 23 hotel rooms. Floors three through 15 will have the remaining hotel rooms and 150 residential rooms. The ninth floor will also have a gym, kitchen, and indoor and outdoor hotel bars and lounges.

FXCollaborative is listed as the architect.

The previous owner of the property, Beijing-based developer Yihai Group, had originally planned to construct a similar building at the site. The plans, pre-filed in August of 2018, were ultimately disapproved on May 23, 2019, and no permits were ever issued. Shortly after, the developer chose to sell the property.
