JEMB Realty files plans for 375-unit mixed-use building in Kensington

JEMB Realty Corporation, on September 16, filed a permit application for construction of a 375-unit, 308,136-square-foot mixed-use building at 11 Ocean Parkway in Kensington, Brooklyn. Morris Jerome, a principal at the firm, filed the plans.

The plans call for the construction of a 145-foot-tall, 13-story building and were filed with the New York City Department of Buildings under job number B00520132. The development site spans one tax lot.

The project is estimated to cost $20 million to complete.

The project is described in the filing as: development HUB project – consultation accepted on 6/3/2021 – new building residential mixed-use 13-story building.

Per the plans, the ground floor of the building will have an office, lounge, kid’s room, exercise room, residential lobby, courtyard, dog wash room, locker room, and retail space. Floors two through 10 will each have 35 dwelling units per floor, the 11th floor will have 32 dwelling units, the 12th floor will have 11 dwelling units, a terrace and recreation space, and the 13th floor will have eight dwelling units and a terrace. The cellar will have a church, kid’s room, an office, and parking for 106 cars.
