JCS Realty files plans for 447-unit mixed-use building, most units planned in Mott Haven this year

Jacob Schwimmer through JCS Realty Group, on December 22, filed a permit application for construction of a 447-unit, 318,084-square-foot mixed-use building at 138 Bruckner Boulevard in Mott Haven, the Bronx.

The plans call for the construction of the most dwelling units in the neighborhood this year, per an analysis of new building (NB) plans filed with the city’s Department of Buildings by PincusCo.

The plans call for the construction of a 125-foot-tall, 12-story building and were filed with the New York City Department of Buildings under job number X00643715. The development site spans two tax lots.

The project is described in the filing as: Construct 12-story new building per plans filed herewith.

Per the plans, the ground floor will have six retail spaces, community space, lounges, a residential lobby, and a fitness room. The second floor will have 44 dwelling units, floors three through eight will each have 41 dwelling units per floor, the ninth floor will have 44 dwelling units, and floors 10 through 12 will each have 32 dwelling units.
