APT Developers files plans for 333-unit mixed-use building in Gowanus
APT Developers, on December 24, filed a permit application for construction of a 333-unit, 308,273-square-foot mixed-use building at 463 Smith Street in Gowanus, Brooklyn. The name of the filing representative was “Y S”.
The job is estimated to cost $27 million.
Earlier this month the developer filed a permit application for construction of a 70-unit, 69,966-square-foot mixed-use building at 475 Smith Street in Gowanus.
There have now been 26 new building plans filed in Gowanus in 2021. These plans call for the construction of the fourth most residential units out of those plans. In total, the plans call for the construction of 4,479 dwelling units in he neighborhood.
The plans call for the construction of a 222-foot-tall, 22-story building and were filed with the New York City Department of Buildings under job number B00649561. The development site spans multiple tax lots.
Per the plans, the ground floor of the building will have a residential lobby, retail spaces, and parking. The second floor will have a gym, lounge, and 13 dwelling units. Floors three and four will each have 24 dwelling units, floors five through 10 will each have 23 dwelling units per floor, floors 11 through 15 will each have 16 dwelling units per floor, and floors 17 through 21 will each have nine dwelling units per floor.
The project is described in the filing as: proposed 21-story mixed-use building.
