JCS Realty files plans for 365-unit mixed-use building in Mott Haven

Jacob Schwimmer’s JCS Realty Group, on June 2, filed a permit application for construction of a 365-unit, 266,501-square-foot mixed-use building at 40 Bruckner Boulevard in Mott Haven, the Bronx.

The property is owned by the Benedetto family, which is well established in the recycling industry.

In the summer of 2019 it was reported that the owners were looking for a developer to sign a 99-year lease for the site.

The developer was found in May of last year when Schwimmer, through the entity 40 Bruckner Realty LLC, signed a 99-year ground lease with Peter Benedetto II’s 40 Bruckner LLC valued at $32.3 million for the property. Schwimmer is also developing a 55-unit, 36,850-square-foot residential building at 101 Bruckner Boulevard, one block to the east.

The plans call for the construction of a 124-foot tall, 12-story mixed-use building, and were filed with the New York City Department of Buildings under number X00526919. The development site spans one tax lot.

The project is described in the filing as: construct new 12-story mixed-use building per plans filed.

According to the plans, the ground floor of the building will have a dining room, kitchen, coffee and tea room, four retail spaces, party room, lounge, dog run area, recreation space, community facility lobby, and residential lobby. Floors two through eight will each have 37 dwelling units per floor, the ninth floor will have 34 dwelling units, floors 10 and 11 will each have 26 dwelling units per floor, while the 12th floor will have 20 dwelling units. The cellar and sub-cellar will have a pet spa, lounge, meeting rooms, multiple saunas, a spa, fitness studios, an exercise room, fitness lobby, garden, library, kid’s room, storage, and parking for 146 cars.
