Jay Group files plans for 270-unit mixed-use building in Inwood
Joel Kohn’s Jay Group, on January 28, filed a permit application for construction of a 270-unit, 210,932-square-foot mixed-use building at 3880 Ninth Avenue in Inwood, Manhattan.
These are the seventh new building plans filed in Inwood in the previous 12 months. The seven plans combined to call for the construction of 1,134 new dwelling units in the neighborhood.
The plans call for the construction of a 170-foot-tall, 17-story building and were filed with the New York City Department of Buildings under job number M00666777. The development site spans one tax lot.
The project is described in the filing as: proposed new 17-story and cellar mixed-use building. The project is a mandatory inclusionary housing project, according to the filing.
According to the plans, the ground floor of the building will have commercial space, a residential lobby, and one dwelling unit. The second floor will have parking for 41 cars, recreation space, and nine dwelling units. Floors three through 11 will each have 21 dwelling units per floor, the third floor will also have recreation space. The 12th floor will have 20 dwelling units, while floors 13 and 14 will each have 18 dwelling units. The 15th floor will have five dwelling units, a playroom, and outdoor recreation space. The 16th floor will have five dwelling units and co-working space. The 17th floor will have five dwelling units and five dwelling units. The roof will have recreation space. The cellar will have additional commercial space.

The developer recently filed plans for a 292-unit, 240,092-square-foot mixed-use building at 101 Fleet Place in Downtown Brooklyn. Jay Group purchased that site from the Leser Group for $42.8 million. Other significant plans filed by the developer in recent years include plans for the construction of 238-unit, 222,202-square-foot mixed-use building at 620 West 153rd Street in Hamilton Heights, filed in late 2020.
