Jai Patel files plans for 10-unit mixed-use building with retail in East Flatbush

Jai Patel through the company PHG Construction Corp., on May 3, filed a permit application for construction of a 10-unit, 17,820-square-foot residential building at 114 Erasmus Street in East Flatbush, Brooklyn.

There have been 37 new building plans, including these, filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 75-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number B00729240.

The development site spans one tax lot. The lot has a width of 29 feet.

The project is described in the filing as: proposed seven-story with cellar new building for residential, commercial, and community facility use.

Per the plans, the ground floor of the building will have commercial retail space. The second floor will have community space. Floors three through five will each have two dwelling units per floor, the sixth floor will have three dwelling units, and the seventh floor will have one dwelling unit. The roof will have recreation space while the cellar will have additional retail space.
