Jacob Gross files plans for 147-unit mixed-use building in Far Rockaway

Jacob Gross through the company 1312 BCD LLC, on July 23, filed a permit application for construction of a 147-unit, 109,233-square-foot mixed-use building at 13-12 Beach Channel Drive in Far Rockaway, Queens.

Steven Vegh of Westwood Realty Associates was the signatory for the $1.2 million purchase of the property on November 29, 2018.

The plans call for the construction of an 88-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number Q00540608. The development site spans three dwelling units.

The project is described in the filing as: Filing to erect multi-story community facility and residential building. Affordable housing. HUB consultation meeting accepted on 6/14/2021.

The building’s community space will be occupied by a nonprofit shelter with sleeping accommodations. The shelter will have a total of 30 rooms and 200 beds.

Per the plans, the ground floor of the building will have a residential lobby, community facility, dining room, and office spaces. The second floor will have 13 dwelling units, 10 shelter rooms, a lounge, and laundry. Floors three and four will both have 13 dwelling units and 10 shelter rooms. The fifth floor will have 31 dwelling units, the sixth floor will have 22 dwelling units, office space, a reading room, and recreation space. Floors seven and eight will each have 28 dwelling units per floor.

The architect listed is Urban Architectural Initiatives.

Other active development in the neighborhood includes Phipps Houses’ Rockaway Village development, a multi-phase, eight-building complex which will bring retail, community space, and 1,700 affordable dwelling units to Far Rockaway. Earlier this year Phipps received permits for construction of a 354-unit, 409,662-square-foot mixed-use building at 17-21 Redfern Avenue, which is part of the larger project.
