In Good Company Hospitality Group, JBS Project Management receive TCO for 61-unit hotel in Rockaway Park
In Good Company Hospitality Group and JBS Project Management, on September 4, were issued a temporary certificate of occupancy for construction of a 61-unit, 47,778-square-foot hotel building at 108-10 Rockaway Beach Drive in Rockaway Park.
The plans, pre-filed on December 12, 2016, call for the construction of a 75-foot tall, six-story hotel building. Samuel Provisero of JBS was the owner representative in the new building filing. The time from pre-file to TCO was three years and nine months.
The building has 53 hotel rooms and eight apartment units, per the Schedule A.
The project is described in the filings as: filing to erect a six-story building.
The plans indicate the cellar of the development has a kitchen, spa, parking for 14 cars, storage, and office space. The ground floor a lobby, outdoor recreation space, eating and drinking establishment, and retail spaces. The second floor has an additional eating and drinking establishment, kitchen, sun deck, and storage space. The third floor has 16 hotel rooms and four dwelling units, the fourth floor has 19 hotel rooms and two dwelling units, while the fifth floor has 18 hotel rooms and two dwelling units. The sixth floor provides a bar/flex space as well as two terraces.
The boutique hotel was designed by Wythe Hotel architect Morris Adjmi.
The joint venture purchased the assemblage for $4.6 million in 2016.
