Bruman Realty receives TCO for 90-unit mixed-use building in Greenpoint
Joseph Brunner’s Bruman Realty, on September 3, was issued a temporary certificate of occupancy for construction of a 90-unit, 73,848-square-foot mixed-use building at 1056 Manhattan Avenue in Greenpoint.
The plans, pre-filed on April 28, 2016, call for the construction of a 80-foot tall, seven-story, mixed-use building. The time from pre-file to TCO was four years and five months.
The plans were filed by Joel Weiss of Empire Brooklyn, who was identified as an owner of the entity that controls the parcel, Manhattan Eagle LLC.
The project is described in the filings as: proposed new seven-story mixed-use project as per plans.
According to the plans filed, the cellar has 36 attended parking spaces, laundry, commercial storage, and a recreation room. The ground floor has commercial space, a lobby, and recreation space. The second and third floors each have 17 dwelling units. The fourth floor has a recreation space and 16 dwelling units. The fifth floor has 14 dwelling units, while the sixth and seventh floors each have 13 dwelling units. Floors five through seven all have balconies. The roof provides 2,241-square-feet of additional recreation space.
J. Josephs & Sons Co sold furniture and appliances out of its stores on the block for close to a century before selling the lots to Bruman Realty for $18.5 million in 2015.
Fischer Makooi was in charge of the design according to the plans.
