HSC Home Care receives TCO for $1.7M commercial expansion of Midwood building

HSC Home Care, on December 28, was issued a temporary certificate of occupancy for a $1.7 million project to expand a retail and community building at 1989 Coney Island Avenue in Midwood.

In September of 2016, the developer filed plans to combine the lot for two additional lots on the block.

The plans, pre-filed on September 12, 2016, call for the increase in the size of the building from a 24-foot tall, three-story, 16,377-square-foot building to a 36-foot tall, four-story, 26,360-square-foot building. The time from pre-file to TCO was four years and three months.

The project is described in the filings as: alterations, addition, combinations of existing two-story buildings (including bins) with ground level retail and second floor residential, to proposed three-story building with ground level retail and cellar, second and third floor use group A4 community facilities (ambulatory diagnostic or treatment health facility) also change of metes and bounds. The initial cost as reported in the DOB filing for the work described in this permit application is $1,680,000.

Per the plans, the ground floor has retail space, while the upper floors are occupied by a health facility. The building also has multiple terraces.

The property was acquired with 4 other properties for $7.8 million on January 30, 2014.

The developer also filed plans to add three stories to 2003 Coney Island Avenue. The $2,192,000 project received its initial TCO on December 29.

The newly expanded properties offer 140 feet of frontage.
