Himmel + Meringoff receives TCO following a $695K project to add retail, office in Soho
Himmel + Meringoff Properties, on July 10, was issued a temporary certificate of occupancy for a $695,000 project to add retail and office space to a 33,841-square-foot building at 462 Broadway, also known as the Mills & Gibb Building, in Soho.
The plans, pre-filed on February 7, 2019, call for a change in use to the cellar and floors one through three of the 75-foot tall, six-story, 33,841-square-foot building. The plans were permitted on June 10, 2019.
The project is described in the filings as: filing herewith for modifications associated with alteration type 1 to change use on floors cellar, one, two, and three as per plans filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $695,000.
The cellar of the building gained retail and office space, according to the plans filed. The ground floor dining room was converted to another retail space, factory space was converted to offices, and additional retail space was also added. A smaller office space was added to the second floor, while factory and trade school space on the third floor was converted to office and storage space.
Bohlin Cywinski Jackson is the architect on record.
The developer has been actively renovating the building over the first half of 2020. In the last six months, five renovation plans have been filed with the DOB. The most recent came earlier this month, on July 2.
